CANCELLATIONS   Please understand,we must maintain a firm cancellation policy. For cancellations made more than 14 days prior to arrival: *We will refund your deposit, less a $30.00 administrative fee, OR *We can hold your payment and apply it in full towards a future booking. For cancellations made fourteen days or less prior to arrival, we must hold you financially responsible for the entire length of your booked stay, unless a new guest takes your room.

Your reservation dates are important to this small B&B business. While your reservation holds your room, other prospective guests are being turned away. It can be hard for us to re-book your room close to your reservation date, please let us know as soon as possible if your reservation becomes uncertain. Off highway 41 near highway 49 south. Just 15 miles from Yosemite in Oakhurst, Ca..
~	Turn on Royal Oaks Dr. off Hwy 41 near Hwy 49.
~	Go one block, turn right on Pine Ridge Way.
~	Go until you dead-end at Pine Ridge Rd. Turn right, the second place on the left with the flag in front. (you will cross Pine Ridge Rd once, keep going)
